The Coconut Tree
As there were many grouses around why the coconut tree was removed, the MC provides 2 main reasons:
While it is a very healthy tree bearing lots of coconut fruit, we do not have sufficient ground to support its growth as it adopts a fibrous root system. When the roots cannot extend out well, the tree can topple during a heavy storm. [Similar comments given by National Parks.]
As it is a tall tree, a separate contract is required to remove the coconuts, inspect and prune it. This adds to our overall maintenance cost.
Inspections on our urban trees will continue to be carried out to the best of our ability. Unhealthy ones are removed. Excess trees are removed to prevent overcrowding.
Cable Services are ending soon
As CABLE services are ending soon, the following additional guidelines are issued by the MCST to those who are switching to FIBRE Broadband:
NetLink Trust is responsible for installing the required cables into your homes. Your FIBRE Broadband service provider organises this installation upon your sign-up. The trunking from the common lobby into your home is external. A hole is required to be drilled into your home. At this point in time, there isn't an aesthetic way of getting it done.
Our risers are locked for security and safety reasons but you may request the assistance of our Janitor to open up the required riser for work to be carried out by NetLink Trust.
Switching to a new Electricity Retailer
The following additional guidelines are issued by the MCST to those who are switching to a new Electricity Retailer:
You may switch to an Electricity Retailer of your choice. There are no restrictions imposed by the MC at this stage.
All risers are locked for security and safety reasons but you may request the assistance of our Janitor to open up the required riser for readings to be taken, and for a new meter to be installed, if necessary.
Readings are taken on the 13th of every month by Singapore Power. It would be appreciated if you can co-ordinate with your Electricity Retailer to have meter readings taken on the same day too.
The MC is looking into installing Solar PVs with GENECO. Talks are in its early stages and nothing is concrete at the moment.
Security Access and Control (Authorised Residents Tenants Persons)
The MC has decided to issue additional and/or exchange security tokens (KEY/CARD) while a complete study of the current security access and control systems is taking place.
More information on the collection of security tokens will be given at a later stage.
With the issuance of more security tokens (KEY/CARD), the Gate, MAIN, AUTOMOTIVE should not be used unnecessarily for the entry or exit of people. The MCST may use appropriate tools and means to carry out selective enforcement.
Current issues / problems:
The current security access and control systems are susceptible to lighting strikes. These systems have been damaged previously, requiring repairs or complete replacements. The entire earthing or grounding system around the Gate, MAIN needs an inspection and re-work. The Gate, MAIN was an afterthought installation and supervision during installation was non-existent.
The glide rail for the wheels of the Gate, MAIN, AUTOMOTIVE is sinking as the ground around car park lot number 24 is sinking. This has sunk previously and costed a lot to repair. The MC wants a design that does away with this glide rail.
The Gate, SIDE (PEOPLE) is too small.
Non-frequent visitors are confused with the 2 sets of security access systems at the Gate, MAIN. One for persons and one for vehicles. In addition, the protective cover for the security access and control system (PEOPLE) is frequently broken as it is too close to the Gate, SIDE (PEOPLE). Many people struck against it with their shoulders or arms as they leave or enter.
The sound system for the security access and control system at the Gate, LOBBY is not working properly. Residents / Tenants cannot hear the visitors clearly. The MC is looking to replace the system with one that allows the receiver of the call to see their visitors. Unfortunately, its replacement is dependent on the re-work of the building's earthing and grounding system.
The MC is also replacing or repairing the Gate, LOBBY. Earlier suggestions around having glass doors are dropped as it cannot meet fire safety and evacuation approvals.
Public Toilet
The Chair MC understands the need to repair the public toilet. The lowest (and only) quote received was between 7 and 8 thousand dollars. The Chair MC has deferred this for the following reasons:
Apart from the Janitor, no one else uses the public toilet. Monies should be channelled to projects where they benefit more people.
The Janitor is not interested to have it repaired as there were instances of poor toilet hygiene - not flushing after use, leaving the lights on, leaving the tap running, wiping faeces on the walls of the toilet, throwing rubbish into the loo, etc. The Janitor prefers the toilet to be locked as there have been instances where the NEA officials have raised a complaint about filthy toilets after they completed the inspection of the estate's grounds.
